**Short answer:** Every new location is a capital investment. Before you sign a lease, model the full cost to open, the time it takes to ramp up, and the store-level profit it will generate when mature. A clear unit economics model helps you choose the right sites, secure financing and avoid stretching the business too thin.

## The building blocks of a unit model

- **Total investment:** build-out, equipment, franchise fees, opening inventory and pre-opening costs.
- **Ramp-up:** the months it takes to reach mature sales, and the losses along the way.
- **Mature sales:** realistic revenue based on your existing units and the franchisor's data.
- **Four-wall costs:** labor, food or product cost, rent, royalties, marketing fees and utilities.
- **Four-wall EBITDA:** what the location earns before shared overhead.

## Return measures

| Measure | What it shows |
| --- | --- |
| Payback period | How long until the investment is recovered |
| Cash-on-cash return | Annual cash flow relative to cash invested |
| Sales-to-investment ratio | How much revenue the investment generates |
| Breakeven sales | The sales level needed to cover costs |

## Common mistakes

- Assuming a new unit performs like your best location
- Underestimating ramp-up time and early losses
- Leaving out working capital and pre-opening costs
- Opening too many units at once and straining management and cash
- Ignoring lease terms such as escalations and personal guarantees

## How Capstone CFO helps

- Build unit economics models based on your own location data
- Model development schedules against cash and debt capacity
- Prepare financing packages for lenders
- Track new units against plan during ramp-up
- Advise on which locations to grow, fix or close

## Frequently asked questions

### How long does a new location take to ramp up?

It varies by brand and market. Use your own history and franchisor data to set realistic assumptions.

### Should we rely on the franchisor's financial disclosures?

They are a useful starting point. Compare them with your own results and local conditions.

### How many units can we open at once?

It depends on management capacity, cash and financing. Model the combined impact before committing to a development schedule.
