# Cash Flow Planning for Real Estate Companies: Debt Service, Reserves and Distributions

**Short answer:** Real estate cash flow looks predictable until a loan matures, a major tenant leaves or a roof needs replacing. A forward-looking cash plan that covers debt service, maturities, capital reserves and distributions protects the portfolio and keeps investor expectations realistic.

## What a real estate cash plan covers

- **Operating cash flow:** NOI by property, adjusted for leasing and vacancy assumptions.
- **Debt service:** principal and interest, rate resets and covenant tests.
- **Maturities and refinancing:** when loans come due and what refinancing may look like at current rates.
- **Capital reserves:** roofs, HVAC, tenant improvements and leasing commissions.
- **Distributions:** what can be paid to investors without weakening the portfolio.

## Stress-testing the plan

| Scenario | Question to answer |
| --- | --- |
| Higher interest rates | Can the property refinance and still cover debt service? |
| Major tenant vacancy | How long can reserves cover the gap? |
| Lower valuation | Will the loan-to-value support refinancing? |
| Delayed lease-up | Is there enough cash to carry the property? |

## Setting distribution policy

Distributions should follow reserves and debt obligations, not the other way around. A clear policy, shared with investors in advance, avoids difficult conversations when cash has to be retained.
